The SIA Group
The SIA Group are part of the Colliers International group of estate agents and integral to the ‘con’ are Hugh Dorins and Matt Brumpton. Hugh Dorins is the recipient of the letter from Bernard C Dwyer offering to purchase Padd Farm at a knock down price (see Louise Brittain page). A letter which was later denied by both PHD Access and the Receiver.
Louise Brittain who was tasked to discharge a fine owed to the council had no reason whatsoever to contact an estate agent with a view to sell Mr Beach’s property. Especially as when Louise Brittain was appointment as the Receiver the court directed her to allow Mr Beach’s land developers to continue in order to maximise the property value.
So how did Hugh Dorins get involved and why? Well, I think we all know why. A pensioner down on his luck with a property worth millions of pounds is the ideal ‘mark’ for a greedy estate agent.
When Louise Brittain tried and failed to get the court’s permission to sell Mr Beach’s Padd Farm to PHD Access. She was further directed by the court to ‘market’ the property and sell to the ‘highest bidder’ using a sealed bid auction. Between Louise Brittain and the SIA Group they made sure this did not happen.
Pathetic Sales Brochure
Matt Brumpton a local SIA Group estate agent quickly knocked up something that resembles an attempt to sell a shed and not a 32-acre estate in Surrey (see image below).
Matt Brumpton OMITTED the main selling points which were:
- 32 acres (not 29.97)
- 5 dwellings
- 5 acres of lawful hard standing
- 20,000 square feet of lawful buildings
- Main’s sewerage
- 3-phase electricity supply
- 4 entrances to site
Deliberate Undervaluation
Padd Farm was not circulated or marketed in any way. What you see here is a deliberate attempt to undervalue the property just in case somebody actually enquired about Padd Farm. Property title was going to be transferred to PHD Access and the Dwyer family as previously arranged between the co-conspirators.
Contempt of Court
When Matt Brumpton from the SIA Group did receive an unconditional bid of £9m from an interested party. The SIA Group said Padd Farm had already been sold at a fraction of this amount.
Failure to comply with the court order to sell to the highest bidder amounts to contempt of court with the possibility of Hugh Dorins and Matt Brumpton being committed to prison for the contempt.
It normally follows that the more an estate agent sells property for, the more commission they receive. But in this case its arse about face with all parties making a fortune at Mr Beach’s expense. It’s no wonder estate agents are universally hated.
